Void Property Inspections
Every day a home stands empty costs rent and increases the risk of damage. A void property inspection shows you quickly what external work is needed before the home is re-let.
We capture the roof, chimney, gutters and walls in close-up 4K drone imagery, so your team can scope works and order materials without waiting for scaffold or ladders just to look.
Where access equipment is needed for repairs, the imagery shows exactly where, so it’s only booked when necessary.

Why Landlords Choose Drone Void Inspections
A drone void inspection helps you turn empty homes around faster. Clients benefit from:
Knowing the condition of your whole portfolio lets you mitigate risk, prioritise spending and act on real evidence rather than assumptions.
__ Faster re-lets
Cut the time homes stand empty
Waiting for scaffold or a ladder visit just to see the roof can add days to a void. A drone inspection shows the external condition in one short visit.
Your team can scope works, order materials and book the right trades straight away, so the property is ready to re-let sooner.
Scope the works, not the scaffold.

__ Why drones
Why use drones for void inspections?
Voids need decisions fast. A drone captures the whole outside of the home close up in minutes, safely and without access equipment, so external works can be scoped on day one.
- No one at height. Roofs and chimneys inspected from the air.
- Fast. One short visit, no scaffold needed to look.
- Clear. Defects noted so works can be scoped straight away.
- Cost-effective. Access equipment booked only where needed.
- Documented. A dated record before works begin.
Empty homes inspected quickly, so works can be scoped sooner.

__ How it works
Our void inspection process
From first enquiry to secure delivery, every survey follows the same six steps, so you always know what happens next and when.
Tell us about the property
Send us the void address and any known issues. We’ll book the inspection as early in the void as possible.
Planning and quote
We carry out a desktop assessment of the property and the surrounding airspace, check the survey against current UK drone regulations, and prepare your quote. You receive it by email with no obligation, along with the airspace map for your site and an example delivery so you can see exactly what you’ll be getting.
Booking your date
Once you’re happy with the quote we add your job to the schedule and start monitoring the Met Office forecast. In the meantime we prepare the pre-flight paperwork, including our risk assessment and method statement (RAMS), which we can send over for your records. As soon as we have a clear weather window and pilot availability, we confirm your attendance date. You don’t normally need to be on site.
The survey
Our CAA approved pilots capture the roof, chimney, gutters and walls in close-up 4K imagery in a single short visit.
Processing
We check the imagery, note defects and deliver a report your voids team can use to scope works and order materials.
Delivery
We email you a link to our secure online portal, where your imagery, reports and any other agreed outputs are ready to view, download and share with your team or contractors. Alongside the deliverables you’ll find a folder containing the pre-flight paperwork, a copy of the drone airspace map for your site and any other relevant documents, so everything from the survey is in one place.

Frequently Asked
Questions
Answers to the questions we are asked most often about void property inspections. If yours is not covered here, give us a call.
What is a void property inspection?
An inspection of an empty home to find out what work is needed before it can be re-let. Ours covers the outside, captured by drone.
How does it speed up void turnaround?
You see the condition of the roof, chimney and walls in one short visit, so works can be scoped and materials ordered without waiting for scaffold just to look.
What do you inspect?
The roof, chimney, gutters, fascias and external walls, in close-up 4K imagery.
Do you need access inside the home?
No. We inspect the outside, so we don’t need keys or access inside.
Can you rate what needs doing first?
Yes. We can add red, amber and green ratings and a suggested scope of works.
Can you handle a regular flow of voids?
Yes. We can set up a standing arrangement so each new void is inspected quickly.
