Stock Condition Surveys
We provide stock condition surveys for organisations that need a clear view of individual buildings or wider property portfolios. Surveys identify defects, record the condition, age and expected remaining life of key components, and inform maintenance and future investment.
We combine ground-level inspection with high-resolution drone imagery, so roofs and difficult-to-access parts of buildings are assessed as thoroughly as everything else.
The scope, methodology and deliverables are agreed before we mobilise, keeping the assessment consistent across every property.

What Your Stock Condition Survey Includes
We agree the scope, deliverables and reporting requirements with you before work begins, ensuring you receive exactly the information your team needs, organised in a way that works for your portfolio.
All imagery, reports, 3D models and associated survey data are delivered through our secure, branded online portal, with each property or site clearly organised for easy access. Whether you manage a handful of buildings or a nationwide portfolio of thousands, our portal provides a centralised platform for viewing, downloading and sharing inspection data with colleagues, surveyors, contractors and other stakeholders.
This structured approach makes it easier to compare asset conditions, prioritise maintenance, plan remedial works and make informed portfolio-wide decisions, without the need for repeated site visits or searching through countless emails and folders.
As inspections are completed, new deliverables become available through the portal, giving your team convenient access to the latest survey information throughout the programme.

What a Stock Condition Survey Assesses
The exact scope is agreed before the survey, but assessments can cover the main elements affecting a building’s condition:
Consistent data helps you tell the difference between deterioration that can be monitored and defects that need urgent attention, and plan component replacement with confidence.
Higher-risk buildings
High-rise and complex buildings
Stock condition surveys can provide useful asset information for residential buildings within the higher-risk building regime, and for other high-rise and complex developments.
We combine ground-level inspection with drone imagery, LiDAR and measured survey data to record roofs, façades, external components and accessible internal areas. The scope should always be agreed alongside any separate statutory building safety, fire safety or structural assessments.
Accurate digital records for your most complex buildings.

Why drones
Why add drones to stock condition surveys?
Roofs and high-level areas are often the hardest parts of a building to assess from the ground. Drone imagery fills that gap safely, and complements internal and ground-level inspection.
- Roofs properly assessed. Close-up imagery of coverings, chimneys and flashings.
- No one at height. No ladders, scaffolding or access equipment needed.
- Consistent across portfolios. The same method at every property.
- Minimal disruption. Surveys planned around residents and opening hours.
- Organised data. Results by property, building element or elevation.

How it works
Our stock condition survey process
From first enquiry to secure delivery, every survey follows the same six steps, so you always know what happens next and when.
Tell us about the property
Send us the property address or portfolio list, the areas to be surveyed and the deliverables you need. We’ll recommend the most suitable approach.
Planning and quote
We carry out a desktop assessment of the property and the surrounding airspace, check the survey against current UK drone regulations, and prepare your quote. You receive it by email with no obligation, along with the airspace map for your site and an example delivery so you can see exactly what you’ll be getting.
Booking your date
Once you’re happy with the quote we add your job to the schedule and start monitoring the Met Office forecast. In the meantime we prepare the pre-flight paperwork, including our risk assessment and method statement (RAMS), which we can send over for your records. As soon as we have a clear weather window and pilot availability, we confirm your attendance date. You don’t normally need to be on site.
The survey
Our surveyors assess each property inside and out, while our CAA approved pilots capture roofs and high-level areas by drone.
Processing
Every image is checked and organised into colour-coded folders. Any thermal analysis or reporting you’ve asked for is completed at this stage.
Delivery
We email you a link to our secure online portal, where your imagery, reports and any other agreed outputs are ready to view, download and share with your team or contractors. Alongside the deliverables you’ll find a folder containing the pre-flight paperwork, a copy of the drone airspace map for your site and any other relevant documents, so everything from the survey is in one place.

In The Know
Frequently Asked
Questions
Answers to the questions we are asked most often about stock condition surveys. If yours is not covered here, give us a call.
Who carries out the surveys?
Experienced survey personnel and trained technicians. Where aerial inspections are needed, qualified drone pilots complete the work using appropriate equipment and agreed survey procedures.
How long does a survey take?
A typical residential stock condition survey takes around 60–90 minutes on site, plus office processing time. Larger or more complex properties may take longer.
Will residents receive a copy of the report?
Reports are provided to whoever commissioned the survey, usually the housing provider, landlord or property manager, who will confirm what information is shared with residents.
Can surveys cover multiple properties?
Yes. Surveys can cover individual buildings, groups of properties or larger portfolios, using a consistent method at every location.
Can drones replace a traditional stock condition survey?
Not in every situation. Drones are particularly useful for roofs, façades and difficult-to-access areas, and complement internal and ground-level inspections.
Which elements do you record?
Usually roofs, chimneys, gutters, fascias, external walls, windows and doors, plus any internal elements agreed in the brief. We’ll confirm the list with you before the survey.
What information do you need for a quote?
Usually the property address or portfolio list, the areas to be surveyed and the deliverables you need. This lets us recommend the right approach and give an accurate price.
Does the survey include HHSRS?
Surveys can record visible condition information relevant to the Decent Homes Standard and HHSRS. A full HHSRS assessment needs to be specifically included in the agreed scope.
Can the data go into our asset management system?
Yes. We can supply results as a CSV file to import into your system, with photos linked to each element.
