Housing Disrepair & Damp Surveys
Housing disrepair covers any problem that leaves a home in poor condition, from leaking roofs and failed gutters to damp, condensation and black mould. Landlords are responsible for the structure and exterior of a property, including the roof, walls, windows, drains and heating. When a reported problem isn’t put right, it can lead to a disrepair claim.
Drone Site Surveys combines drone roof and façade inspections with internal thermal imaging to find the cause, not just the symptom. Our pilots are also BINDT Level 2 qualified thermographers, trained to capture, analyse and report on thermal data.
We work for landlords, housing associations and tenants. We’re fully independent and don’t carry out repairs, so our findings are objective whoever commissions the survey.

What Your Disrepair Survey Can Include
Choose the level of survey you need, from a quick thermal check to a full internal and external investigation with a written report.
| Deliverable | What it is | Included |
|---|---|---|
| Internal thermal survey | Room-by-room thermal imaging to find cold spots, damp and condensation risk. | Standard |
| External thermal survey | Thermal imaging of elevations to find heat loss, thermal bridging and missing insulation. | Standard |
| Drone roof inspection | 4K imagery of roofs, gutters and chimneys, where many leaks and damp problems start. | Standard |
| Dewpoint analysis | Humidity and temperature readings used to show surfaces prone to condensation. | Standard |
| Level 2 thermal report | A written report by our BINDT Level 2 thermographer, with thermal and visual images. | Optional |
| Portfolio damp and mould checks | Repeat surveys across your housing stock to find problems before they’re reported. | Optional |
| Retest after repairs | A follow-up survey to confirm the remedial work has fixed the problem. | Optional |
Thermal surveys need the right conditions, usually a temperature difference of at least 10°C between inside and outside. We’ll advise on timing when you book.

Why Clients Choose a Thermal Disrepair Survey
Finding the real cause of damp and mould early saves money, protects residents and reduces the risk of a claim. Our disrepair clients benefit from:
Knowing the condition of your whole portfolio lets you mitigate risk, prioritise spending and act on real evidence rather than assumptions.
__ Evidence you can rely on
Reports that stand up
Thermal images only tell the full story when they’re taken in the right conditions and analysed by someone trained to read them. Our Level 2 thermographers record the conditions at the time of the survey, tune each image and add a dewpoint overlay that shows exactly which surfaces are at risk of condensation.
Every finding is set out in a clear report with thermal and visual images side by side, ready to guide remedial work or support a case.
Independent evidence for landlords and tenants alike.

__ Why drones
Why use drones and thermal imaging for disrepair?
Many causes of damp and mould start outside, on roofs, gutters and walls that are hard to see from the ground. A drone reaches them safely, while a thermal camera shows what the eye can’t.
- No one at height. Roofs, gutters and chimneys checked without ladders or scaffolding.
- See the invisible. Thermal imaging finds cold spots, damp and missing insulation.
- Evidence-grade data. Level 2 thermographers record conditions and analyse every image.
- Targeted repairs. Fix the actual cause first time, rather than treating the symptoms.
- Support Awaab’s Law. Investigate damp and mould quickly with clear, documented findings.
Cold spots, damp and missing insulation made visible.
Who we work with

We support housing associations, registered providers, local authorities and private landlords, as well as tenants who need independent evidence of a problem.
Our service is suitable for
- ›Housing associations and registered providers
- ›Local authority housing
- ›Private landlords and letting agents

- ›Solicitors and claims handlers
- ›Surveyors and building consultants
- ›Student accommodation
- ›Care homes and supported living
- ›Blocks of flats and apartments
- ›Terraced, semi-detached and detached homes
For housing providers with large stock, we can survey homes proactively to find damp, mould and heat loss before they become complaints.
__ Why choose us
Why choose Drone Site Surveys?
Drone Site Surveys specialises in professional survey and inspection data capture rather than general aerial photography.
Our pilots work specifically across commercial and domestic properties, as well as building, construction and land surveying environments. With experience in roof and façade inspections, they understand how to capture clear, relevant imagery that supports practical condition assessment, defect identification and informed decision-making.
Clients choose Drone Site Surveys for our specialist experience, professional standards and independent approach:
__ How it works
Our housing disrepair survey process
From first enquiry to secure delivery, every survey follows the same six steps, so you always know what happens next and when.
Tell us about the property
Tell us the address, the problem that has been reported and whether you need internal, external or both. We’ll recommend the right survey.
Planning and quote
We carry out a desktop assessment of the property and the surrounding airspace, check the survey against current UK drone regulations, and prepare your quote. You receive it by email with no obligation, along with the airspace map for your site and an example delivery so you can see exactly what you’ll be getting.
Booking your date
Once you’re happy with the quote we add your job to the schedule and start monitoring the Met Office forecast. In the meantime we prepare the pre-flight paperwork, including our risk assessment and method statement (RAMS), which we can send over for your records. As soon as we have a clear weather window and pilot availability, we confirm your attendance date. You don’t normally need to be on site.
The survey
Our thermographer records the conditions, then captures thermal and 4K imagery inside and out, with the drone covering roofs and high-level areas.
Processing
Every thermal image is tuned and analysed, with dewpoint overlays added. Findings are written up in your Level 2 report.
Delivery
We email you a link to our secure online portal, where your imagery, reports and any other agreed outputs are ready to view, download and share with your team or contractors. Alongside the deliverables you’ll find a folder containing the pre-flight paperwork, a copy of the drone airspace map for your site and any other relevant documents, so everything from the survey is in one place.

Frequently Asked
Questions
Answers to the questions we are asked most often about housing disrepair surveys. If yours is not covered here, give us a call.
What is a housing disrepair survey?
An inspection that identifies defects affecting the condition of a home, such as damp, mould, leaks and heat loss. We use drones for roofs and high-level areas, and thermal cameras to find problems that can’t be seen with the naked eye.
Can thermal imaging find the cause of damp and mould?
Under the right conditions, yes. Thermal cameras show cold spots, thermal bridging, missing or poorly fitted insulation and areas at risk of condensation, which are common causes of damp and mould.
Who carries out the survey?
Our pilots are BINDT Level 2 qualified thermographers, trained to capture and analyse thermal images and write reports on the findings.
Can the report be used as evidence?
Our Level 2 reports set out the conditions at the time of the survey and what was found, so they can be used to support a disrepair case or guide remedial work. We’re independent, so the findings are objective.
Do you work for tenants as well as landlords?
Yes. We survey for housing associations, local authorities, private landlords and tenants. Our approach is the same whoever commissions the survey.
When can a thermal survey be carried out?
Thermal surveys work best when there’s a temperature difference of at least 10°C between inside and outside, so they’re usually done in the colder months, early morning or evening. We’ll advise on timing.
Do you need access inside the property?
For an internal thermal survey, yes. External and roof surveys can usually be done without entering the home.
