RAG Condition Reports for Housing
A RAG condition report gives every home a simple, consistent rating for each external element: red for urgent work, amber for work to plan, and green for no action needed.
We capture roofs, chimneys, gutters, fascias and walls in close-up 4K drone imagery, then rate each element and attach the photos that back up the rating.
The result is a report your asset, repairs and planned maintenance teams can act on straight away, with data you can import into your asset management system.

Why Landlords Choose RAG Condition Reports
RAG reports turn condition data into clear priorities. Clients benefit from:
Knowing the condition of your whole portfolio lets you mitigate risk, prioritise spending and act on real evidence rather than assumptions.
__ How ratings work
Red, amber and green explained
Red means a defect that needs attention now, such as slipped tiles, a failing chimney or a blocked outlet causing water ingress. Amber means wear or damage to plan into upcoming works. Green means the element is in good condition.
We agree the rating criteria with you before the survey, so reports match the way your team already prioritises repairs.
Every home rated the same way, every time.

__ Why drones
Why use drones for condition reports?
Roof and chimney defects are hard to see from the ground, and ladders or scaffold for every home are slow and costly. A drone captures each home close up in minutes, so every rating is based on what is actually there.
- No one at height. Roofs and chimneys rated from the air.
- Consistent. The same criteria at every home.
- Evidence-based. Photos attached to every rating.
- Actionable. Red, amber and green priorities for your repairs team.
- Compatible. Data exported for your asset management system.
Every element rated, so you know what to fix first.

__ How it works
Our RAG report process
From first enquiry to secure delivery, every survey follows the same six steps, so you always know what happens next and when.
Tell us about the property
Send us your property list and tell us which elements to rate. We agree the rating criteria and how you want the data delivered.
Planning and quote
We carry out a desktop assessment of the property and the surrounding airspace, check the survey against current UK drone regulations, and prepare your quote. You receive it by email with no obligation, along with the airspace map for your site and an example delivery so you can see exactly what you’ll be getting.
Booking your date
Once you’re happy with the quote we add your job to the schedule and start monitoring the Met Office forecast. In the meantime we prepare the pre-flight paperwork, including our risk assessment and method statement (RAMS), which we can send over for your records. As soon as we have a clear weather window and pilot availability, we confirm your attendance date. You don’t normally need to be on site.
The survey
Our CAA approved pilots capture each home in close-up 4K imagery, following the same method at every address.
Processing
Each element is rated red, amber or green, with photos attached, and the results are delivered in a report, a CSV file and our online portal.
Delivery
We email you a link to our secure online portal, where your imagery, reports and any other agreed outputs are ready to view, download and share with your team or contractors. Alongside the deliverables you’ll find a folder containing the pre-flight paperwork, a copy of the drone airspace map for your site and any other relevant documents, so everything from the survey is in one place.

Frequently Asked
Questions
Answers to the questions we are asked most often about RAG condition reports. If yours is not covered here, give us a call.
What is a RAG condition report?
A report that rates each part of a building red, amber or green, so you can see what needs urgent work, what to plan, and what is in good condition.
Which elements do you rate?
Usually roofs, chimneys, gutters, fascias, soffits and external walls. We agree the list with you before the survey.
Can we use our own rating criteria?
Yes. We can match the criteria your team already uses, so results fit your repairs process.
How is the data delivered?
As a PDF report, a CSV file for your asset system and through our online portal, with photos attached to every rating.
Do you need access to the homes?
Usually not. External elements are captured by drone, so tenants rarely need to be home.
Can you repeat the survey later?
Yes. We use the same method and criteria so you can track condition over time.
