Schedule of Condition Surveys
A schedule of condition is a dated record of a property’s condition at a point in time. It protects everyone involved, whether you’re starting building works next door, signing a lease or planning maintenance across your stock.
Drone Site Surveys captures survey-grade imagery of every roof and elevation without scaffolding, with less time on site and less disruption for residents. Your surveyors can then compile the schedule and scope of works from the office.
We can supply the imagery on its own, with reports from our building surveyor, or pass it to an independent RICS chartered surveying partner.

Why Clients Choose a Drone Schedule of Condition
A drone schedule of condition gives you better evidence with less time on site. Clients benefit from:
Knowing the condition of your whole portfolio lets you mitigate risk, prioritise spending and act on real evidence rather than assumptions.
__ Survey-grade imagery
A snapshot of your whole estate
We capture close, high-resolution images of roofs and building façades, organised by property and elevation. As well as supporting the schedule itself, the imagery gives you a visual record of your assets at that point in time.
Use it to plan and budget for future maintenance, evidence the condition before works start and meet your repairing obligations.
Every elevation recorded, dated and easy to find.

__ Why drones
Why use drones for a schedule of condition?
Recording every roof and elevation by hand means ladders, scaffolding and hours on site. A drone captures the same detail safely in a fraction of the time, with far less disruption to occupiers.
- No one at height. Every roof and façade captured without ladders or scaffolding.
- Faster surveys. Several properties a day, with less time on site.
- Consistent records. The same method at every property, so condition can be compared.
- Better scoping. Close imagery lets surveyors price works accurately from the office.
- Evidence for funding. Show lenders and funders the condition of your assets close up.
A dated visual record of every roof and elevation.

__ How it works
Our schedule of condition survey process
From first enquiry to secure delivery, every survey follows the same six steps, so you always know what happens next and when.
Tell us about the property
Send us the addresses and your brief, including whether you need imagery only or a written schedule. We’ll come back with the options and a programme.
Planning and quote
We carry out a desktop assessment of the property and the surrounding airspace, check the survey against current UK drone regulations, and prepare your quote. You receive it by email with no obligation, along with the airspace map for your site and an example delivery so you can see exactly what you’ll be getting.
Booking your date
Once you’re happy with the quote we add your job to the schedule and start monitoring the Met Office forecast. In the meantime we prepare the pre-flight paperwork, including our risk assessment and method statement (RAMS), which we can send over for your records. As soon as we have a clear weather window and pilot availability, we confirm your attendance date. You don’t normally need to be on site.
The survey
Our CAA approved pilots capture every roof and elevation in UHD 4K, following the same method at every property so records can be compared.
Processing
Every image is checked, dated and organised by property and elevation. Any reporting you’ve asked for is completed at this stage.
Delivery
We email you a link to our secure online portal, where your imagery, reports and any other agreed outputs are ready to view, download and share with your team or contractors. Alongside the deliverables you’ll find a folder containing the pre-flight paperwork, a copy of the drone airspace map for your site and any other relevant documents, so everything from the survey is in one place.

Frequently Asked
Questions
Answers to the questions we are asked most often about schedule of condition surveys. If yours is not covered here, give us a call.
What is a schedule of condition?
A dated record of a property’s condition, usually with photographs and descriptions. It’s used before building works, at the start or end of a lease, or to plan maintenance.
How do drones help?
A drone captures close, high-resolution images of roofs and façades without scaffolding, so the survey is safer, quicker and less disruptive. Surveyors can then compile the schedule from the office.
Do you write the schedule itself?
We can. Choose imagery only for your own surveyors, reports from our building surveyor, or reporting from our independent RICS chartered surveying partner.
Can you survey a whole housing portfolio?
Yes. We capture every property the same way and organise the imagery by site and elevation, so you can compare condition across your stock.
Do you need access to the property?
Usually not for a roof and façade survey. We’ll let you know in advance if access or permissions are needed.
How is the data delivered?
Through our secure online portal, organised by property and elevation, ready to view, download and share.
