Your fixed fee follows a free desk-based assessment of airspace, access and occupancy. See how larger quotes are built up ↓

Thermal timing: radiometric surveys need dry, calm weather and a good inside-to-outside temperature difference (ideally 10°C or more), so they’re usually flown at dawn or after dark, mostly between October and April. That dedicated session is why thermal surveys carry a minimum charge of £700 + VAT. We plan the RGB, 3D and thermal passes together, so you only pay for the visits the data actually needs.

What affects the cost?

Roof surveys

Visual inspections of a single roof are straightforward to price, which is why we publish fixed starting rates. Your fee is built up from the building’s location (only where extra permissions are needed), its size, the number of flat and pitched roof elevations, and the number of gutters to capture. Regular clients and volume instructions get reduced rates.

Modelling surveys

Photogrammetry, LiDAR and Revit surveys are priced per project, because capture is only half the job. Cost is shaped by the site’s size, storeys and elevations, whether interiors are included, obstructions such as scaffolding or vegetation, and whether the survey needs tying into OS grid and datum.

The deliverable is the biggest variable: a registered point cloud is quicker than AutoCAD elevations and plans, which are quicker again than a parametric Revit model.

How your roof survey price is built up

Four things set the fee, and it’s fixed before you book.

Location & permissions

Most sites are covered by our CAA authorisation. Extra cost only applies where a location needs additional permissions, such as controlled airspace or council licences.

Building size

Footprint and height set how long capture takes and how many images are needed for full coverage.

Flat & pitched roof elevations

The number of roof elevations to capture, from a simple two-pitch roof to multi-level flat and pitched roofscapes.

Number of gutters

The gutter runs, valleys and outlets to be inspected along each elevation.

Regular clients and volume instructions pay less. Regular clients get reduced rates on every job, and volume instructions get the biggest savings. When you instruct a batch of properties, a portfolio programme or repeat surveys of the same buildings, each property is priced below a one-off job, because travel, planning and set-up are shared.

Rather than an inflated “worst-case” figure, we assess each job and give you a fixed fee. We believe we’re one of the most competitive firms in the UK for this work. Send us your site details and compare our quote with anyone else’s.

1

Site size & Level of Detail (LOD)

The biggest driver of modelling cost is Level of Detail: how much geometric and informational depth your model or drawing contains.

LODWhat’s modelledTypical use
LOD 100Basic massing: overall building form and volumesFeasibility, early design, site context
LOD 200Main elements with approximate size and position: walls, roofs, openingsConcept design, planning applications
LOD 300Accurate geometry: windows, doors, roof features and structural elements to measured sizeDetailed design, retrofit, refurbishment
LOD 350–400Connections, interfaces and fabrication-level detailConstruction coordination, complex refurbishment

A simple LOD 200 massing model of a detached house takes a fraction of the time of an LOD 300 Revit model of a listed building with ornate stonework.

Tip: specify the lowest LOD that meets your actual need. Over-specifying is one of the most common reasons budgets overrun.

2

Capture method

Different sites need different sensors, and sometimes more than one.

Photogrammetry

The most cost-effective method for roofs, façades and open sites with clear visibility.

Drone LiDAR

Needed where vegetation hides the ground or terrain accuracy is critical.

Terrestrial scanning

Captures interiors, undercrofts and fine façade detail a drone can’t reach.

Combined capture

Drone and terrestrial data merged into one point cloud. More processing, but no second survey later.

3

Airspace, location & permissions

Every flight is assessed before we quote. Costs can be affected by:

  • Controlled airspace near airports, heliports or restricted zones
  • Dense urban locations needing extra risk mitigation, spotters or cordons
  • Congested areas such as city centres, busy roads, schools or railway land
  • Access constraints such as set timings, landowner permissions or out-of-hours flights

Our CAA operational authorisation means we’re usually cleared to fly without further approvals, and we’ve never been refused permission to carry out an inspection in the UK. Where extra permissions are needed, we arrange them and include them in your fixed quote.

4

Deliverable format

What you receive affects the price more than how long we spend on site.

1Raw data

Original RGB and radiometric thermal imagery, or unprocessed scan data, with metadata intact, via the portal

2Processed data

Registered, georeferenced point clouds, orthomosaics and 3D viewer access

3Drawings & models

AutoCAD DWGs and Revit/IFC models at your specified LOD

4Surveyor-backed reports

Written condition reports with defect analysis and recommendations

5

How larger quotes are built up

We price the whole job, not the day. Time on site is often the smallest part of a survey: pre-flight planning and paperwork, logistics, securing any extra permits, processing the images and preparing your delivery links usually take longer. Your fixed fee covers all of it and is made up of the elements below, and we’ll explain how any quote is built up on request.

Cost elementHow it’s chargedIndicative rate (ex VAT)
Planning & capturePer job, not per day. Pre-flight planning, RAMS and paperwork, logistics and time on site are priced into one fee. Published roof, thermal and envelope pack prices already include them.Included in your fixed fee
Processing & deliveryBy deliverable, not by the hour. Image processing, sorting, sectioning, thermal processing and secure delivery links are included; photogrammetry is priced by envelope area and geometry.3D model, point cloud and orthomosaics typically £0.15–£0.35 per m² of envelope
HostingImages, models and reports are hosted in our portal and custom 3D model viewer for 12 months, and you can download everything at any time. Hosting can be extended after that; if it isn’t, you keep all your files, including the full mesh, but you’ll need a model viewer of your own.12 months included; extended hosting on request
Travel & mobilisationOne charge per visit, covering travel, vehicle and equipment. Crew accommodation is added for multi-day jobs away from base.Typically £80–£350 per visit, depending on distance
Permissions & airspaceMost flights need nothing beyond our CAA Operational Authorisation. Where airspace coordination, landowner consent, council licences or other extra permits are needed, we secure them.Included in your fixed fee; third-party fees passed on at cost
Additional crew & complexityExtra observers or marshals for cordons on occupied or busy sites, manual close-range capture of balconies and setbacks, and dawn or night thermal sessions.Priced into your fixed fee for the job; thermal sessions from £700
Repeat, multi-site & tradeSame-day second properties, repeat capture of the same asset from saved flight plans, batch pricing for 10+ properties, and agreed rate cards for trade and subcontract partners.Typically 10–20% below single-visit pricing

We don’t charge day rates. Whatever the mix of planning, site time and processing, your fee is fixed in the quote before you book, so the invoice matches the quote.

When you still need scaffolding. Drones identify and document defects; they don’t repair them. Our surveys help you scaffold only the elevations that actually need work, which is often where the biggest saving comes from.

__ FAQs

Drone survey pricing FAQs

Can’t find your answer? Call us on 0345 017 5592.

How much does a drone roof inspection cost in the UK?

At Drone Site Surveys, a drone roof inspection starts from £250 + VAT for domestic properties and £350 + VAT for commercial properties. That includes all flight permissions, pre-flight risk assessments and method statements, high-resolution imagery of every roof element, and secure delivery through our online portal. The fee is based on the building’s location (where extra permissions are needed), its size, the number of flat and pitched roof elevations and the number of gutters. Larger or more complex buildings, such as blocks of flats, churches or multi-site portfolios, are quoted individually after a free desk-based assessment. A drone inspection usually costs far less than scaffolding or a cherry picker, and it produces a permanent photographic record.

How much does a drone survey of a whole building cost?

For a typical house, bungalow or terraced property, our Residential Envelope Pack covers roof and façade imagery with a written condition report on each, from £900 + VAT. A thermal survey (from £700 + VAT) or a 3D model can be added. A 10–15 storey building with around 6,500 m² of external envelope in an occupied urban setting, including RGB and radiometric thermal capture and a 3D model, is typically £3,750–£6,500 + VAT. A complex 20–30 storey high-rise with around 12,000 m² of envelope, podiums, setbacks and balconies is typically £8,500–£15,000 + VAT. Every job gets a fixed fee after a free desk-based assessment of airspace, access and occupancy, and we’ll itemise capture, processing, mobilisation and permissions on request.

Is it cheaper to survey two or more properties on the same day?

Yes. When similar properties in the same area are captured in one operating day, travel and set-up are shared, so each additional Residential Envelope Pack starts from £750 + VAT instead of £900 + VAT. Programmes of 10+ properties get batch pricing, and repeat surveys of the same asset cost less again because the flight plans and control points are already in place.

Do you offer reduced rates for regular clients or volume instructions?

Yes. Regular clients get reduced rates on every job, and volume instructions get the biggest savings. When you instruct a batch of properties, a portfolio programme or repeat surveys of the same buildings, each property is priced below a one-off job, because travel, planning and set-up are shared. Programmes of 10+ properties get batch pricing. Send us your property list and we’ll return a fixed fee per property.

What is included in a Written Roof Condition Report?

Our written roof condition report is an add-on to a drone roof inspection, from £250 + VAT on top of the inspection price. It is prepared by a qualified roofing surveyor from the imagery captured during your drone inspection. It includes annotated images of each defect found, such as slipped or cracked tiles, failed flashings, blocked gutters, damaged chimneys and general wear, with a condition rating for each roof element and clear recommendations for maintenance or repair. Because we’re independent and not tied to any roofing contractor, the findings are objective. The report is delivered as a PDF, ready to share with insurers, contractors or solicitors.

What is the difference between drone LiDAR and terrestrial LiDAR?

Drone LiDAR (from £1,250 + VAT) mounts a laser scanner on a drone to capture large areas from above. Laser pulses pass through gaps in vegetation, so it records true ground levels on wooded or uneven sites, making it well suited to terrain modelling, topographic surveys and large developments. Terrestrial LiDAR (from £600 + VAT) uses a scanner at ground level to capture fine detail of interiors, façades and structural elements a drone can’t see. Many projects use both, merged by our technicians into one point cloud.

How do you price AutoCAD drawings and Level of Detail (LOD)?

AutoCAD drawings are quoted on request because the effort varies with the building and the level of detail you need. We look at the number and type of drawings (elevations, floor plans, roof plans, sections), the size and complexity of the building, and the LOD specified. A simple elevation of a modern house takes much less drafting than a detailed elevation of a period building. Send us your requirements, or an example of your CAD standards, and we’ll return a fixed fee, usually the same day during office hours.

Can you deliver raw point cloud files directly to our design team?

Yes. We regularly supply georeferenced point clouds directly to design teams in industry-standard formats including LAS, LAZ, RCP and E57. Files are delivered through our secure portal with ground control point data and survey documentation, and work with Revit, AutoCAD, Autodesk ReCap, Leica Cyclone and CloudCompare. We can also give access to our 3D model viewer, so non-technical stakeholders can take measurements without specialist software.

Do you hand over raw radiometric thermal and RGB files?

Yes, as standard. You receive the original full-resolution RGB images with GPS and camera metadata intact, and the full radiometric R-JPEG files from our DJI Mavic 3 Thermal, with a temperature value in every pixel. Processed outputs such as point clouds (LAS, LAZ, E57, RCP), textured meshes (OBJ, FBX) and orthomosaics (GeoTIFF) are delivered alongside, with flight logs and any ground control data, through our secure portal.

How quickly can I receive Revit models after site capture?

Turnaround depends on the size of the building and the LOD required. Raw imagery and capture data are typically available within 2 days of the site visit, processed point clouds usually within 5 working days, and Revit models are generally delivered within 10–14 days for a standard building at LOD 200–300. If you’re working to a deadline, tell us when you request your quote and we’ll confirm a delivery date before you book.

How do drone survey costs compare to hiring scaffolding?

For inspection and condition surveys, a drone is almost always significantly cheaper. Scaffolding costs cover erection, weekly hire and dismantling, often with a minimum hire period and sometimes a pavement licence, and it only gives access to the sections that are scaffolded. A drone inspection starts from £250 + VAT, is completed in a single visit, covers the whole roof, and removes working-at-height risk entirely. Once defects are identified, you can scaffold only the areas that need repair.

Can you survey occupied high-rise buildings in city centres?

Yes, and we do so regularly. We fly under our CAA Operational Authorisation (OA 11363) with site-specific RAMS, cordons, observers and marshals, and we liaise with building managers and residents before the survey date. On complex towers we combine automated capture with manual close-range flying around balconies, setbacks and podiums, and where a site sits in controlled airspace we coordinate with air traffic control in advance.

Can you work white-label or as a subcontractor?

Yes. Surveying practices, consultancies and property-data companies use us as their drone capture team. We work to your capture brief and data-handover specification, supply unbranded deliverables or use your branding, and never contact your client unless you ask us to. Regular partners get an agreed trade rate card, typically 10–20% below single-visit pricing. See trade & white-label →

Who owns the survey data, and how long is it hosted?

You do. Once the invoice is paid, the imagery, raw data, models and reports are yours to use and share. Hosting in our portal and custom 3D model viewer is included for 12 months, and you can download everything at any time, including the full mesh files. After 12 months you can extend the hosting; if you don’t, you keep everything you’ve downloaded, but you’ll need a model viewer of your own to view the 3D models. We’ll delete your data permanently on request and confirm in writing. We’re Cyber Essentials certified.

Do your prices include VAT, permissions and travel?

All published prices exclude VAT. Flight permissions and travel are built into every fixed quote, so there are no surprises on the invoice. For multi-day or whole-building work we can show travel and mobilisation as a separate line, typically £80–£350 per visit depending on distance. We cover the whole UK. See the areas we cover →

What happens if it rains? Will my cost go up?

No. Your fixed fee stands whatever the weather. We monitor forecasts closely and build weather risk into the quote, so a washed-out day is our problem, not yours. If conditions are likely to compromise the images or data, we’ll call you ahead of time and rearrange at no extra cost. The only time the price changes is if you ask us to stand down at short notice.
